Property and Cancellation Policies
For cancellations before your stay: If notification of a cancellation is received more than 14 days prior to your scheduled arrival date, a service charge of $50.00 will be subtracted from your refund. A cancellation received inside the 14 days prior to your arrival date will result in a forfeit of your deposit.
For cancellations during your stay: Refunds are not given for early departure due to inclement weather, family emergencies, or failure of local utility provider's service.

**Kitchenette units include an under counter fridge, microwave and small sink.
All rooms are Non-Smoking.
No pets allowed (All service dogs must be registered).

Beach Towels:
Complimentary beach towels are available for guest use. Towels may be checked out from the Front Desk and are limited to (1) per each Guest at a time. Towels must be returned to the Front Desk after use. A $25 fee will be applied to the credit card on file for each unreturned or lost towel.

Cancellation Policy:
Blue Water Manor has a fourteen day Cancellation policy. Should you need to cancel your reservation you must provide notice of cancellation at least fourteen days prior to date of arrival to receive your deposit back. A service charge of $50 will be deducted from your deposit. There are no refunds for early departures.
Check-in / Check-out:
Check-in is 3:00 pm and Check-out is 11:00 am. Please return keys to the office upon check-out.
Cooking Policy:
Every rental unit on our property includes a Mini-Fridge and Coffee Maker. Guests may not use their own cooking devices within any rental room. Guests are permitted to use an open flame cooking device outside of the room in the common areas.
Cots:
Rollaway beds are available for an additional per night fee as a request through the Front Desk. The number of available rollaway beds is limited and they are provided on a first come, first serve basis with priority assigned to requests made at time of reservation. Rollaway beds are only

Deposit:
We require a Deposit equal to one night's stay to hold your reservation. The balance is due upon arrival. Cash and major credit cards are accepted.
Do Not Disturb Policy:
To respect your privacy, if the “DO NOT DISTURB” sign is displayed on your guest room door, we will not service your room that day. If you need additional towels or Guest supplies, please see the Front Desk staff and we will be happy to deliver them to your room.

Early Departures:
No refunds are given for Early Departures, departures due to inclement weather, family emergencies, or failure of local utility provider’s service.
Emergency Maintenance:
Management reserves the right to enter any room at reasonable hours for emergency maintenance. Guests may not prevent management from entering the room in emergency maintenance situations as water leaks present a financial risk for property management. Loss of television or internet access does not constitute an emergency situation. Guests are asked not to attempt to fix any maintenance issues themselves.

FREE Wi-Fi:
Internet access on the property is complimentary and available in most areas but is not guaranteed.
Fire Pit:
Located on the top of the hill is a fire pit available for Guest use. We ask that you abide by the following rules for your own safety as well as the safety of other guests: Only burn the wood provided, NEVER leave the fire unattended, Clean up the area when finished, Please be courteous to your fellow Guests by respecting Quiet Hour, starting at 10:00 p.m.

Law Enforcement Policy:
If Law Enforcement (Town, County, State, or Other) is called to the property due to a disturbance involving a Guest or Visitors of a Guest for any reason, the Guest and their Visitors may be asked to leave the property immediately with no refund.

No Show Policy: Unless notification of a delayed arrival is received by the office staff, any Guests that do not arrive to Check-In during Office Hours will be charged a “No Show” fee equal to the first full night rate and the reservation will be cancelled.
Nullification of a “No Show":
If a Guest arrives after a “No Show” fee has been charged, they will be offered lodging accommodations, based on availability, and the “No Show” fee will be deducted from the room rate.
No Smoking Policy:
The Lodges at Blue Water Manor is a Non-Smoking Hotel. ALL RENTAL ROOMS AND BUILDINGS on the property are NON-Smoking. Any Guests, or their Visitors, found to have been smoking in a room (including evidence of cigarette butts or ashes on tables, floor, bathroom utilities, or in the garbage), WILL BE CHARGED between a room cleaning fee (between $100 and $250). This includes smoking inside of a room briefly before walking outside. Smoking is only permitted outside.

Rates:
Rates are based upon minimum occupancy and do not include additional guests, gratuities or taxes. Additional occupancy rates apply. Cots are available upon request. Additional Persons $15.00 each additional person per night. Children under 3 Free
Reservations Policy:
All Guests must be registered at Check-In. Unregistered Occupants: An additional charge of $20 per night per unregistered occupant will be charged for all discovered unregistered occupants in the room.Occupancy Limit: No more than room capacity allows, based on available bed space in each room.
Restaurant:
If you plan on dining with us at our restaurant located on premises, Tavern on the Lake, we strongly recommend you call in advance to make a reservations. Reservations are accepted for dinner service starting at 5:00pm. Please check our website for the most up to date schedule for Breakfast and Lunch which is served on a first come, first served basis. The direct number to reach the Tavern is 518-644-5400.
Room Inventory:
Items in rooms are inventoried during Check-Out. Any missing or damaged items will be charged to the card on file or deducted from your deposit. Upon Check-Out all rooms, regardless of length of stay, must be in as close to original condition as possible.

Parking Policy:
One parking space is allocated for each rental unit. Please note that parking spaces are not assigned or designated to certain rooms or units. Overflow parking is available for additional cars. Please check with the front desk for available overflow parking locations.Trailers/Boats: No Parking Spaces are available. All Motor Homes, Travel Trailers, and Campers MUST be declared at the time the reservation is made. “No Parking” areas are clearly marked and are enforced. Guests and Visitors must move their vehicles when asked by management. Park at your own risk. BWM is NOT responsible for any damage caused by other Guests.
Payment Policy:
Full Payment is required upon Check-In.Accepted Payment Methods: Cash, Visa, MasterCard, Discover Card, American Express. We cannot accept personal checks. Security Deposit for Walk-In Guests: Guests checking in without a reservation AND paying by Cash are required to include a $100 Security Deposit, which is refundable at Check-Out after a room inspection. Walk-In guests paying by Credit Card are not required to include a Security Deposit.
Photo ID:
Required for all registered guests. Pet Policy:Under ADA compliance, all hotels must accept service dogs as they are considered separate from pets and serve a medically necessary role. However, an emotional support animal (ESA) does not fall under the category of a service animal. With this said, if any pets are to be reported in your room, outside of an accepted service animal, a $250.00 cleaning fee will be charged to the card on file.

Swimming Policy:Swimming Hours: 10:00 a.m. to 8:00 p.m. For your safety, and the safety of all our quests, we request you observe the posted Swimming Rules as there are no lifeguards on duty. Swim at your own risk, No jumping or diving, No running, No glass bottles allowed in the swimming area, Children and Minors must be supervised by their Guardians at all times

Taxes:
11% Tax (7% State Tax & 4% Bed Tax) is charged for all rooms.

Visitors:
Visitors are welcome. We do ask that all visitors stop at the Front Desk to provide vehicle plate information. Registered guest are responsible for all actions of their visitors.

If you plan on dining with us at our restaurant located on premises, The Barrel (seasonal Nov-Mar), we strongly recommend you call in advance to make a reservations. Please check our website for the most up to date schedule and information on our Igloo Dining and Iceless Curling reservations. The direct number to reach the Barrel is 518-240-6118.
